**Introduction:**
The Maywood Apartments is a premier residential community located in the vibrant Downtown OKC area! Dedicated to providing high-quality living experiences for our residents and staying up to date with all the current trends in living. We are seeking a reliable and proactive Maintenance Supervisor to join our team. This position is essential in ensuring the maintenance and upkeep of our property, fostering a safe and comfortable environment for residents and staff alike.

**Key Responsibilities:**

- **Supervision & Leadership:**
- Oversee and coordinate daily maintenance operations, including scheduling and assigning tasks to maintenance staff.
- Train, mentor, and evaluate maintenance team members, promoting best practices for efficiency and safety.

- **Preventative Maintenance:**
- Develop and implement a comprehensive preventative maintenance program for all facilities.
- Conduct regular inspections of the property, identifying and addressing maintenance needs proactively.

- **Repairs & Maintenance:**
- Perform routine maintenance tasks, including plumbing, electrical, HVAC, and general repairs as needed.
- Coordinate and supervise outside vendors or contractors for specialized services or major repairs.

- **Budget Management:**
- Assist in developing and managing the maintenance budget, ensuring cost-effective practices.
- Maintain accurate inventory of maintenance supplies and order materials as required.

- Must be able to use Yardi; experience with Yardi or other related property management software system preferred.

- **Resident Relations:**
- Respond promptly to resident maintenance requests and concerns, ensuring high levels of resident satisfaction.
- Communicate effectively with residents regarding maintenance issues, updates, and procedures.

- **Safety Compliance:**
- Ensure compliance with all safety regulations and building codes, promoting a culture of safety among maintenance staff.
- Conduct safety training sessions and maintain safety records as required.

**Qualifications:**

- **Education & Experience:**
- High school diploma or equivalent; technical or vocational training in maintenance, plumbing, electrical, or HVAC preferred.
- Minimum of 3-5 years of experience in property maintenance or a related field, with at least 1-2 years in a supervisory role.

- **Skills:**
- Strong knowledge of maintenance procedures, tools, and equipment.
- Excellent problem-solving skills and ability to work under pressure.
- Strong leadership skills with the ability to motivate and manage a team effectively.
- Good communication and interpersonal skills, with a focus on customer service.

- **Certifications:**
- Valid driver's license and clean driving record.
- Relevant certifications (e.g., HVAC, plumbing, electrical) are a plus.

**Working Conditions:**
- Work may involve being on-call for emergency repairs after hours or weekends.
- The role requires physical ability to perform tasks that may include lifting, climbing, and working in various weather conditions.
